Age alone doesn’t determine wood rot risk in Vancouver housing, the era a property was built in, and the specific construction practices standard at that time, matters more. One period in particular carries meaningfully elevated risk, not because it’s old, but because of exactly how it was built.

Pre-1940: Character Homes

1940s to Early 1980s: Post-War Construction

This transitional era saw significant development across Vancouver, generally with less consistent enforcement and certification requirements than exist today, though without the specific, well-documented systemic issue that defines the following period. Risk here tends to be more property-specific than era-defining, tied to individual maintenance history and construction quality rather than a widespread pattern.

1985 to the Late 1990s: The Highest-Risk Era

This period, primarily affecting low-rise, wood-frame strata buildings, is what became known across BC as the leaky condo crisis, and it represents the single most well-documented, elevated-risk construction era in the province’s housing history.

The core issue was a combination of factors converging at once: face-sealed stucco cladding applied directly to the wall assembly with no drainage gap behind it, minimal or no roof overhangs (partly driven by zoning floor-area calculations that discouraged them), and, prior to 1993, no requirement for architects or engineers to certify that construction actually matched approved building code designs. Water that got past the stucco’s face seal had nowhere to drain and no way to evaporate, so it sat directly against the wood-frame structure behind it.

The scale was significant. Estimates from the BC Barrett Commission’s inquiry found that roughly 45 percent of strata units built in BC between 1985 and 2000 experienced leaking, and nearly 90 percent of three- and four-storey Vancouver strata complexes built between 1980 and 1995 faced serious building envelope problems. Total repair costs across the province are estimated in the billions of dollars.

The regulatory response was direct: Vancouver required rainscreen construction, a drainage gap behind exterior cladding allowing water to drain and air to circulate, starting in 1996, with Richmond and New Westminster following shortly after, and the requirement became mandatory province-wide in coastal areas by 2006.

Post-2006: The Modern Rainscreen Era

Construction since mandatory rainscreen requirements took effect is generally far better positioned to manage BC’s wet climate, with a drainage gap built into the wall assembly from the start rather than relying entirely on an unbroken face seal. This is a real, meaningful improvement, not just a code formality, but good design still depends on proper detailing and ongoing maintenance. Newer construction reduces risk, it doesn’t eliminate the need for periodic inspection.

Why Era Matters More Than Raw Age

This is the counterintuitive part worth understanding: a well-maintained century-old character home can genuinely carry lower rot risk than a poorly-maintained building from the 1985 to late 1990s window, because the construction method itself, not just accumulated years, is what drove the leaky condo crisis’s scale.
