Epoxy vs borate isn’t really a choice between two competing products, it’s a choice between two treatments that do fundamentally different jobs. Understanding what each one actually does explains why a proper repair often uses both, not one instead of the other.

What Epoxy Consolidant Does

Epoxy consolidant is a structural, mechanical solution. It penetrates porous, weakened wood fiber and cures into a solid matrix, physically rebuilding lost structural integrity. What Borate Treatment Does

Borate is a chemical, biocidal treatment, not a structural one. Boron compounds disrupt the cellular processes decay fungi rely on to extract nutrients from wood, and borate treatments can kill active decay fungi within a day or two under the right conditions, along with offering ongoing protection against future fungal and insect activity. Borate penetrates best when wood is damp, since moisture aids its diffusion through the wood fiber, which makes it particularly relevant for wood that’s already experienced some moisture exposure.

The Real Difference: Rebuilding vs. Treating

Epoxy addresses what’s already been lost, restoring strength to wood that’s structurally compromised. Borate addresses the organism itself, either killing an active fungal colony or preventing one from establishing. Neither one does the other’s job. Borate doesn’t restore structural integrity to wood that’s already lost it, and epoxy doesn’t actively eliminate a fungal colony that may still be spreading into adjacent, currently healthy wood.

The Honest Limitation Worth Knowing

Borate compounds are water-soluble, which is part of why they penetrate wood effectively, but it also means borate can leach back out of wood over time with repeated, direct water exposure, unless the treated area is properly sealed. In an exterior application in a climate like Vancouver’s, where wood regularly faces sustained wet-season exposure, an unsealed borate treatment can lose effectiveness faster than the same treatment would in a drier, more protected application.

Why They’re Often Used Together

This is where the two treatments complement rather than compete with each other. Borate can be applied to treat surrounding wood and address any active fungal presence before a repair is closed up, and a subsequent epoxy application, beyond its structural role, also acts as a moisture barrier that helps keep the borate treatment locked in place rather than leaching out over time. Used together, one treats the immediate fungal activity and helps prevent recurrence in adjacent wood, while the other restores the structural material itself.

Which Applies to Your Situation

Borate alone isn’t a fix for wood that’s already lost structural integrity, that still requires consolidation or replacement. Epoxy alone doesn’t address active fungal activity that may still be present in surrounding wood beyond the immediately repaired section. Which combination makes sense depends on the extent of the damage and whether adjacent wood shows any sign of active decay, exactly the kind of assessment a proper inspection is built to determine.
