Questions to Ask Any Wood Rot Contractor Before Hiring

Most homeowners hire a wood rot contractor once or twice in their life, without ever being taught what separates a good one from a mediocre one. Questions to ask any wood rot contractor before hiring isn’t about finding the “right” answer to trick a salesperson, it’s about understanding what actually matters in this specific trade, so you can evaluate anyone you’re considering, not just take their word for it.
The Questions Worth Asking
“Will you give me a moisture-meter reading, not just a visual assessment?” A visual opinion tells you something feels soft. A documented moisture reading tells you exactly how far along the problem is, in writing. If a contractor can’t or won’t provide this, they’re working from a guess, and so are you.
“Do you address the moisture source, or just replace the wood?” Repairing or replacing wood without fixing what let water in tends to mean the same problem returns. This question separates a contractor thinking about the cause from one thinking only about the visible symptom.
“Is the inspection free, and is there any obligation if I don’t proceed?” A legitimate assessment shouldn’t come with pressure attached. If the answer involves any kind of commitment just to get looked at, that’s worth noting.
“What’s covered under your warranty, and for how long?” A specific, written answer, a defined time period and defined coverage, is meaningfully different from a vague “we stand behind our work.” Ask what happens specifically if the repair fails.
“Are you insured, and for how much?” This protects you, not just them, if something goes wrong during the work. A specific coverage amount is a real answer. A vague “yes, we’re covered” isn’t.
“Will I get a written report and quote, or just a verbal estimate?” A written document gives you something to compare against other quotes, something to reference later, and something useful if the finding ever matters for an insurance conversation or a home sale.
“How do you decide between repair and replacement?” Listen for whether the answer references an actual measurement or standard, versus a general “we just know from experience.” Both can be legitimate, but a documented standard is more consistent and harder to argue with later.
“What materials will you use, and why?” A contractor who can explain why they’re choosing a specific material for a specific location, not just “wood” or “the usual stuff”, is thinking about the application, not defaulting to whatever’s easiest to source.
“Can you provide examples of similar work?” Standard due diligence for any contractor. It’s fair to ask, and it’s fair for a newer business to be honest about where they are in building that portfolio, rather than dodge the question.

A Note on Red Flags
Beyond the specific questions, a few patterns are worth watching for regardless: pressure to decide on the spot, vague or evasive answers to specific questions, reluctance to document findings in writing, and quotes that seem to skip a real inspection entirely. None of these automatically mean bad work, but they’re worth noticing.
