Wood Rot in Walls: What It Means and How to Check

Wood rot in walls is harder to catch than exterior rot for one simple reason: you usually can’t see it until it’s already advanced. There’s no weathered paint or visible discoloration to notice from a distance, just whatever makes it through the drywall or plaster, if anything does at all.
Two Very Different Causes
A leak. Plumbing, roofing, or window leaks that track water into a wall cavity are the more obvious cause, and often the faster-moving one, since the moisture source is a specific point of failure rather than an ongoing condition.
Condensation. According to CMHC’s guidance on Canadian wood-frame house construction, everyday activities, laundry, cooking, bathing, release meaningful water vapour into a home, and that vapour moves toward cooler exterior walls. CMHC’s research also found that air leakage, not simple vapour diffusion through materials, is the dominant way that moisture actually gets into a wall cavity, air moving through gaps and penetrations carries far more moisture than vapour passing directly through solid materials. When that humid air reaches a cold surface inside the wall and hits its dew point, it condenses, creating sustained dampness inside the wall with no leak involved at all.
Why This Is a Real Consideration in Vancouver Specifically
The National Building Code of Canada requires an air barrier and a vapour barrier on the warm side of an insulated stud wall, specifically to manage this exact process. Homes built or renovated before these requirements were standard, common across Vancouver’s older housing stock, may lack a properly installed vapour barrier, air barrier, or both, making condensation-driven wall moisture more likely than in newer construction. This is a genuinely different risk profile than exterior rot, which is driven by weather exposure rather than a home’s internal moisture management.
Signs From Inside
~ A persistent musty or earthy smell without an obvious source, one of the most reliable early indicators since it often precedes any visible sign
~ Soft, bulging, or bubbling drywall or plaster, particularly near baseboards, window openings, or exterior corners
~ Staining or discoloration, even faint, especially recurring in the same spot after cleaning or repainting
~ Baseboards or window trim that fail the Poke Test, pressing a screwdriver firmly into any accessible wood trim, giving way easily rather than resisting
Why This Is Harder to Diagnose Than Exterior Rot
Exterior rot is visually accessible, you can see, poke, and test the wood directly. Interior wall rot is often confirmed only once material is opened up, or with a moisture meter capable of reading through a wall surface, which gives an indication but not the same direct confirmation a fully exposed test provides. A musty smell with no visible cause is a legitimate reason to investigate further, not something to dismiss just because nothing is visibly wrong yet.
What a Proper Assessment Involves
Interior wall moisture, whether from a leak or condensation, often needs a broader investigation than a standard exterior check, since the moisture source itself may not be visible without targeted access.
